An 11 level executive lifestyle apartment complex with a mix of 2 and 3 bedroom homes that TMCo have provided full services engineering design and have driven the budgeting study of different solutions, including challenging the contractor’s allowances and methodology.

The result has been a significant reduction in the budget costings by bespoke, cost effective design which has been a direct result of TMCo’s significant experience in the hotel, apartment and hospitality industry.

EECA funded modelling allowed for a 40% decrease in the size of HVAC plant which lead to a CapEx cost saving of approximately 28% compared to standard consultants and design and build contractor sizing.

TMCo also negotiated the contract away from a design and build approach to one that was fully designed and detailed. The value of this process has been recognised now by the builder and owner by the high level of coordination in tight spaces that will be crucial in meeting construction time-frames.
