TMCo completed the building services, fire, civil and structure for this 2018 replacement building following the fatal shooting of a WINZ staff member in Ashburton.
This building features strong security for the protection of staff, without feeling like a correctional facility for visitors. To ensure that visitors were able to feel respected and valued the secure rapid exit and lockdown buttons were concealed but readily accessible by staff.
Lighting was soft but sufficiently comfortable work under. Modelling of the lighting achieved this as did energy modelling of the building fabric and HVAC systems. This building boasts a reduction in both the capex to build the development and opex to run it through careful modelling initiatives.
The environment is relaxing and calming but functional for staff, valuable for the landlord (good rent) and valuable for the tenant (low opex and comfort for staff)
